Hello and welcome to this ad for our wonderful flat, I'm Ben and Hannah is the other flat-mate. I'll tell you why I love this flat: It's a modern ground floor flat within a gated development but is not soul-less. It's got a huge lounge with a large dining table at one end and sofas, a telly and a sofa bed (for when your mate wants to stay over) at the other.

As we're on the ground floor, our lounge opens out onto a lawn where you can eat al fresco or catch the last of the summer sun. Just off the lounge is a decent modern kitchen with enough workspace for even the keenest of chefs.

The flat has 3 bedrooms, with one en-suite, so you'll only share the bathroom with one other (Hannah). And what a bathroom it is, it's even got a bath (unlike a lot of flatshares). Your bedroom is spacious - with plenty of room for a double bed, wardrobe, a desk, storage etc. No pokiness, no cramming your stuff in. There's plenty of space.

If you don't know much about the mighty Herne Hill, then read on. The flat is 1 min walk to Brockwell Park (Google Map it!). It's a great park with an outdoor pool, tennis courts, bird pond (a must) and a BMX track. Herne Hill has more than its fair share of decent pubs and take aways. We've got a Sainsburys Local and 3 awesome newsagents/minimarts literally around the corner.

We're one stop down from Brixton, which means you're as good as on the tube. It's 10 mins to Victoria and approx half that to London Blackfriars. Then there's the trusty night bus that will take you from the centre of London and drop you right at the end of our road.

I moved here at the start of the year, where I met Leela (who's now moving out as she's taken the plunge and got her own place) and Hannah joined us back in September. I was originally looking in Clapham, then Brixton but I'm glad I chose the Hill.

Hannah and I get on well but we don't live in each other's pockets. Occasionally Hannah will cook for me and I'll return the favour by burning something for her. We both work full-time but, just like you, we like to get out and about. We don't mind smokers (Hannah has the odd one, the dirty so and so) but there's no smoking in the flat. We're looking for someone who lies somewhere on the scale between 'party animal' and 'sofa limpet'.

Now for some boring, but important, stuff: council tax is around £60 each per month and bills are split between us. You'll be expected to know your way around a hoover and be able to wash up after yourself, just like we do. The landlord will require a 6 week deposit.
